When I'm helping buyers evaluate homes after a snowstorm, I'm always on the lookout for red flags that could lead to costly repairs. Here are three big ones that stand out during winter:
• Icicles: Sure, they're pretty—but if they're excessive or hanging around gutter joints or downspouts, it could spell trouble. This might indicate an ice dam, which can push water under shingles and cause roof leaks. Worse yet, meltwater that bypasses clogged gutters can pool around the foundation, creating hydrostatic pressure and leading to a wet basement.
• Frozen Plumbing: Infrequently used bathrooms are a common spot for issues. If faucets aren't working or toilets aren't refilling, frozen pipes might be to blame. Left unchecked, they can burst and cause serious flooding.
• Cleared Roof Before the Neighbors: If your roof is shedding snow faster than the rest of the block, it might mean insufficient attic insulation. This not only raises your heating bill but can also make ice dams more likely. It's worth checking your attic if you notice this.
