Affordability Calculator FAQs
How accurate is this affordability calculator?
It gives you a solid estimate based on common lending guidelines, but your actual approval amount depends on your credit, debt-to-income ratio, and lender. Think of it as your starting point, not your final number.
What's included in my monthly payment estimate?
The estimate includes principal, interest, property taxes, homeowners insurance, and HOA dues, so you get a realistic picture instead of a mortgage-only number. Mortgage insurance is not included and may apply if you put down less than 20%.
What do the 28% and 36% numbers mean?
Many lenders look at two ratios. The first is how much of your gross monthly income goes to your housing payment. The second is how much goes to housing plus all your other monthly debts. The Comfortable setting uses 28% and 36%, and the Stretch setting uses 31% and 43%.
Do I need to talk to a lender before using this?
Nope. This tool is designed to help you before that conversation. Once you have a range in mind, we can connect you with a trusted local lender to get pre-approved.
