It’s been five years since COVID-19 changed everything, and Cincinnati’s real estate market is still feeling the effects…

Here’s the TLDR:

Buyers – There are still more buyers than homes on the market, so it’s a competitive game.

Sellers – To take full advantage of the strong market, you need a solid marketing plan to reach the most buyers and capitalize on the gains of the past five years.

We expect equity to keep growing in the next five years, but at a more typical pace of 4-6% year-over-year.

Home values in Cincinnati have surged by an impressive 48% since 2020, far outpacing the national average. This sharp increase, combined with a tight inventory (just a 1.9-month supply), has created a competitive market. But here’s the good news: the home buying and selling process is evolving.

Buyers: You’re entering the market more prepared than ever, streamlining your offers by reducing contingencies to win in multiple-offer situations. Even though competition is high, you’re being more selective, prioritizing homes that truly fit your needs—whether it’s a spacious outdoor living area, spa-like bathrooms, or flexible layouts that accommodate work-from-home setups.

Sellers: You’re still in a prime position to benefit from strong demand and rising property values. Well-maintained homes with those in-demand features are commanding top dollar, but a strong marketing plan is essential to reach the right buyers.

The market is moving quickly, but it’s also more efficient, with both buyers and sellers adjusting to the new normal.
